Location & Description:
143a Court Road enjoys a convenient position only ten minutes walk from the bustling centre of Barnards Green where there is an excellent range of local amenities including shops and banks, Somerfield supermarket, places to eat out and takeaways. The property falls within one of the best catchment areas for local education including the highly regarded Chase School which is also only about ten minutes away on foot. The wider facilities of Great Malvern are just over a mile away. Here one can find a comprehensive choice of shops and banks, Waitrose and Somerfield supermarkets, the renowned theatre and cinema complex and the Splash leisure pool and gymnasium.
Transport communications are well catered for. Great Malvern railway station is about ten minutes walk away. Junction 1 of the M50 motorway at Upton and Junction 7 of the M5 at Worcester are both just over ten miles distant.
The property comprises the shell of a two storey detached house, currently undergoing construction. The builder now wishes to concentrate on a much larger project out of the county and as a result has decided to offer 143a Court Road exactly as it stands. Most external work has been completed including the full construction of walls and roof, the installation of double glazed windows and the laying of floors as well the near completion of a detached brick built garage.
It will therefore be for the purchaser to complete the construction, enabling the buyer to make his own choice as to how the property should be finished. All the necessary paperwork and documentation underwriting the quality of workmanship to date has been signed off by Malvern Hills District Council and can be provided as part of the sale.
Planning Consent was granted in April 2007 by the local authority for a four bedroomed house. Details of this consent together with drawing and floor layouts are available at the selling agents Malvern office.
Accommodation & Construction:
The current consent allows for the following accommodation.
GROUND FLOOR: Entrance Porch, Reception Hall, Cloakroom with WC, Lounge, Dining Room, Study, Utility Room and Kitchen
FIRST FLOOR: Landing, Four Bedrooms, En-Suite Shower Room and Separate family bathroom.
The property was designed for underfloor heating so ground floor levels have been left and laid out with this in mind. A detached single garage has already been constructed and the property sits on a level plot capable of providing an area of landscaped garden and additional off road parking.
Services:
All mains services are available to the property.
Access to the House:
Access to the house, off Court Road is along a private driveway which is currently unmade and unadopted and is in separate ownership. This driveway will not only serve the new house but already provides access to four adjacent properties. All the houses, including 143a Court Road, will have the necessary vehicular and pedestrian right of passage. There are no immediate plans to make up the driveway although if agreement could be reached between the five residents there would be nothing to prevent it from being made good.
Tenure:
We are advised (subject to legal verification) that the property is freehold.
Viewing Arrangements:
Strictly by appointment through the agents Malvern office 01684 892809
