Planning Consent:
Outline Planning Consent was granted on 8th January 2008 by Malvern Hills District Council for the construction of a single dwelling (application no. 07/01497/OUT). A copy of this planning approval together with supporting documentation is available at the selling agents Malvern office.
The Plot:
The plot is part of the garden of 27 King Edwards Road. It is situated on a corner site and has an approximate overall area of 550 square metres. It is anticipated that the footprint of the completed unit could be approximately 72 square metres and that a building height of approximately 7 metres could allow a two storey dwelling to be constructed. The site has a maximum width of approximately 37 metres and an average depth of approximately 15 metres. It has an overall frontage on to the highway of almost 50 metres.

Landscaping:
The vendors have divided the site with attractive Forest Europa Vienna fence panels. These were chosen because they are good quality attractive panels with a trellis section to give an open aspect.

The retaining wall is a Bordeaux wall manufactured by Forticrete. It is of dry stone block construction. This was chosen as it does not require a concrete foundation and has a finish that is compatible with natural Malvern stone.

Directions:
From the selling agents offices in Great Malvern proceed south along the A449 Wells Road towards Ledbury. Leave Great Malvern, passing across Peachfield Common which is on either side of the road. Follow this route for a short distance taking the first right hand turn across a cattle grid into King Edwards Road. Continue along the road for a few hundred yards where number 27 will be seen on the left hand side as the road turns sharply to the left.
