Location & Description:
Graycot enjoys a convenient position just six miles from Upton upon Severn, five miles from Tewkesbury, eleven miles from Gloucester, twelve miles from Ledbury and just fourteen miles from The Malverns (approximate distances). There is easy access to the transport network and in particular to Junction 1 of the M5/M50 south of Upton upon Severn and Junction 9 of the M5 at Tewkesbury.

The Rampings is a scattered hamlet tucked away off the beaten track, in the heart of unspoilt countryside. It is only half a mile from the highly prized village of Bushley Green and only about ten minutes drive from the River Severn at either Upton or Tewkesbury.

Graycot is a traditional detached cottage of stone construction which is believed originally to date back as far at the 17th century when it was a timber framed "one up, one down" dwelling. Since then it has been the subject of major extension which has included the construction of a detached annexe in the grounds. Currently, the two storey accommodation includes A sun lounge, dining room, sitting room, fitted kitchen, utility room, cloakroom, porch, landing, three bedrooms and bathroom. Outside the single bedroomed, single storey annexe is linked to a double garage. As it is part of the same building it may be possible (subject to planning consent) that both halves could be redesigned and linked to create a much large single storey home. The house has oil fired central heating and a number of accessories notably in the kitchen.

Undoubtedly however it is the setting that Graycot enjoys that makes the most lasting impression. Approached through a gated entrance on to a driveway that can accommodate several vehicles, the house has a formal area of landscaped garden extending to almost half an acre. The remaining grounds consist of a series of fenced paddocks with stabling and shelters in total bringing the overall area of ground up to two and a half acres. There are lovely views from most parts of the garden and the house across the surrounding countryside.
